Recording the condition of neighbouring properties prior to commencement of construction work, which can be used to determine if damage has been caused during construction work.

For building work and where the Party Wall Act applies, we can serve the required notices and act for either the building or adjoining owner.
Dilapidations Advice
At the end of your lease term, you are usually required to reinstate alterations, repair and redecorate the property, which is referred to as dilapidations. If you need to provision for your dilapidations in your accounts, we can assess this for you and provide strategies for mitigating this cost.
Disposal
Dilapidations Schedule
If you are the landlord, we can inspect and prepare the schedule of dilapidations for service on the tenant. Using our knowledge and expertise, our schedules are thorough and detailed, with the cost of preparation usually recoverable from the Tenant.
Dilapidations Negotiations
Following the preparation and service of the schedule, we can negotiate a settlement with the Tenant, the cost of which is usually recoverable.
We can alternatively act for Tenants where the Landlord has served a schedule and our knowledge and experience usually results in reducing the claim significantly more than the cost of our fee.
Reinstatement and Repair Works
Where appropriate and cost effective to do so, we can arrange for works to be undertaken, for Tenants to comply with their lease obligations, or even for Landlords to present the space to the market
